Our fast-growing organization is seeking an experienced and motivated Senior Project Director (SPD) to join the expanding Construction Management team. This individual will play an integral role in advancing our affordable multi-family development portfolio. The SPD will oversee the construction team and the execution of our construction platform including new construction, rehabilitation, and mixed-use projects. The ideal candidate will be a high-energy, results oriented, self-starting professional with deep technical knowledge of the affordable, multi-family construction industry. This position works in close coordination with GAD’s and HHAD’s Business Development, Development, Finance and Accounting and Executive teams located in our Raleigh, North Carolina office and will report to the Vice President of Construction.
The Senior Project Director (SPD) will play a vital role in overseeing all construction projects across the organization’s portfolio. Reporting to senior leadership, the SPD will lead and manage the entire construction process, from pre-construction planning to project completion. This includes managing a team of project managers and assistant project managers, ensuring the effective collaboration of internal departments, and directing the efforts of design and engineering consultants. The SPD will act as the critical liaison between the company and its general contractors, ensuring projects are delivered on time, within budget, as scoped, and to the highest quality standards.
Primary Duties and Responsibilities:
- Team Leadership
- Lead, mentor, and manage a team of project managers and assistant project managers.
- Establish and monitor performance metrics for team members to ensure project success.
- Foster a culture of accountability, collaboration, and continuous improvement and innovation.
- Identify and implement process improvements to enhance the efficiency and effectiveness of the Construction Management functions.
- Stay updated on industry trends and best practices in affordable housing construction and design.
- Ensure individual and departmental goals and objectives are achieved.
- Project Oversight
- Oversee all aspects of new construction and acquisition-rehabilitation projects, ensuring adherence to scope, schedule, and budget.
- Review and recommend approval of project budgets, schedules, and construction documents.
- Manage project risk through regular oversight and proactive problem-solving.
- Design & Engineering Management
- Recruit and oversee the design and engineering team, including architects, engineers, and consultants.
- Ensure designs align with company standards, compliance requirements, and budget constraints.
- Coordinate with internal and external stakeholders to achieve design and construction goals, including reviewing and redlining blueprints.
- Contractor Management
- Act as the primary point of contact with general contractors, ensuring clear communication and alignment on project objectives.
- Oversee contractor selection, bid packages, and contract negotiation processes.
- Monitor contractor performance to ensure quality and compliance with contract terms.
- Collaboration with Internal Teams
- Work closely with the development, finance, accounting, and executive leadership teams to align construction efforts with organizational goals.
- Provide regular updates on project status, financial performance, and potential risks.
- Support the finance team with compliance requirements related to LIHTC, USDA, and other funding sources.
- Regulatory & Compliance
- Assist in procurement of municipality approvals, permits, certifications, and conformance.
- Ensure projects comply with all local, state, and federal regulations, including LIHTC and other governmental program requirements.
- Maintain strong relationships with relevant regulatory agencies and stakeholders.
- Oversee project close-out, ensuring all documentation, inspections, and certifications are complete.
- Manage the transition to property management teams, ensuring they receive accurate records, as-built drawings, and maintenance manuals.
- Conduct post-completion evaluations to identify lessons learned and best practices for future projects.
Experience, Skills, and Abilities Required:
- Bachelor’s degree in construction management, engineering, architecture, or a related field. Advanced degree preferred.
- 7+ years of progressive professional experience in multi-family construction project management, with a strong background in affordable housing, LIHTC, USDA, or other governmental financing structures.
- Proven experience leading construction teams, managing third-party GCs, and working with cross-functional teams.
- Deep understanding of affordable housing construction standards, regulatory compliance, and financing structures.
- Exceptional leadership, negotiation, and problem-solving skills, with a demonstrated ability to deliver complex projects on time and within budget.
- Proficiency with project management software (e.g., Procore, MS Project, Smartsheet) and Microsoft Office Suite.
- High level of accuracy and attention to detail, with the ability to manage multiple time- sensitive priorities.
- Skilled negotiator with the ability to present recommendations clearly and effectively.
- Strong interpersonal and relationship management skills, with the ability to cultivate productive relationships with third party consultants, agencies, and partners.
- Ability to travel as needed for project site visits and team meetings: a valid and unrestricted Driver’s License is required.
