Our organization is currently seeking an experienced Assistant Project Manager to join the expanding Construction Management team. This individual will play an integral role in the growth and development of our Affordable Multi-Family Housing business. The Assistant Project Manager will support the execution of our multi-family affordable development platform including new construction, rehabilitation, and mixed-use projects. This role involves performing day-to-day oversight of third-party consultants and contractors, effective communication, and detailed documentation communicating and documenting project management decisions and results to the team throughout the development cycle. The ideal candidate will be a high-energy, results-oriented, self-starting professional with deep technical knowledge of the multi-family construction industry. The role requires strong collaboration with architects, engineers, general contractors, and other professionals, and the ability to manage multiple projects under tight deadlines.

This position works in close coordination with Greystone’s business development, development, finance, and accounting teams located in our Raleigh, North Carolina office and will report to a Senior Project Director.

Primary Duties and Responsibilities: 

  • Assist with due diligence and pre-development activities for new construction and rehabilitation projects, including but not limited to, conducting site inspections, engaging various third-party consultants, managing permitting requirements and timelines, and maintaining project trackers.
  • Coordinate, schedule, and conduct site inspections documenting capital improvement needs and ensuring compliance with building codes and program requirements.
  • Assist in the solicitation and evaluation of proposals from contractors, architects, engineers, and consultants; participate in final selections and contract negotiations.
  • Prepare detailed construction specifications and cost estimates; perform quantitative analysis of contractors' estimates.
  • Review site inspection reports and prepare the scope of work, incorporating construction goals and stakeholder deliverables for each property.
  • Prepare agendas, and distribute meeting minutes for weekly project team meetings.
  • Collaborate with contractors, consultants, property management, and Owners to prepare and coordinate construction-related deliverables (e.g., scopes of work, capital need assessments, contract documents, schedule of values, submittals, pay applications, punch lists, project close-out documents, etc.).
  • Assist in conducting periodic inspections of active job sites to ensure compliance with specifications and completion of work; manage approvals for all change orders and pay requests.
  • Identify potential construction risks and implement corrective actions as needed. Assist in obtaining all permits and final Certificates of Occupancy.
  • Maintain accurate records of all change orders, RFIs, ASIs, etc.
  • Support project close-out process, including final documentation and conversion to permanent.
  • Assist other departments with project funding applications, waivers, and closing documents; coordinate with other teams to address programmatic issues.

Experience, Skills, and Abilities Required: 

  • Bachelor’s degree in building science, Engineering, Construction Management, Real Estate, or related field, or equivalent work experience.
  • 2-5 years experience in Multi-family construction or Real Estate experience, with knowledge of affordable housing programs (LIHTC, HOME, HUD, etc.) a strong plus.
  • 2 – 5 years of professional experience.
  • Ability to scribe detailed notes clearly and accurately, disseminating actionable information to applicable team members.
  • Strong quantitative abilities to develop, maintain, and track cost estimates and project schedules.
  • Proficient in reading and reviewing construction plans and specifications.
  • Advanced skills in Microsoft Office Suite and Smartsheet.
  • Strong organizational, planning, and analytical abilities in a fast-paced, dynamic environment.
  • High level of accuracy and attention to detail, with the ability to manage multiple time-sensitive priorities.
  • Excellent written and oral communication skills; bi-lingual in English/Spanish is a
  • Skilled negotiator with the ability to present recommendations clearly and effectively.
  • Strong interpersonal and relationship management skills, with the ability to cultivate productive relationships with third-party consultants, agencies, and partners.
  • Ability to travel up to 50% of the time; a valid and unrestricted Driver’s License is required.
