Construction Scheduler - Primavera P6

The Role
We are seeking an experienced Primavera P6 Construction Scheduler to oversee the project scheduling of a major AI data center campus build program. This critical role will develop, maintain, and manage integrated master schedules for multiple concurrent construction projects, ensuring timely delivery of complex, high-value data center facilities. The Construction Scheduler will work closely with architects, engineers, suppliers, manufacturers, general contractors, and subcontractors to coordinate all aspects of project timelines, sequencing, and resource allocation.
What You'll Do
Schedule Development & Management
- Create and maintain comprehensive integrated master schedules for multiple concurrent AI data center construction projects using Critical Path Method (CPM) scheduling techniques.
- Develop detailed baseline schedules for all phases including site preparation, foundation work, structural construction, MEP (Mechanical, Electrical, Plumbing) systems, data center infrastructure installation, and commissioning.
- Establish project milestones, critical path activities, task dependencies, resource requirements, and duration estimates for all work packages.
- Coordinate and integrate schedules across multiple campuses, buildings, and project phases to ensure alignment with overall program objectives.
- Monitor and update project schedules weekly, tracking actual progress against planned activities and adjusting timelines as needed.
Stakeholder Coordination & Communication
- Collaborate with architects, structural engineers, MEP engineers, and commissioning agents to ensure design development aligns with construction sequencing.
- Work directly with general contractors, construction managers, and trade subcontractors to develop realistic activity durations and construction sequences.
- Coordinate with procurement teams, suppliers, and manufacturers to track long-lead equipment delivery schedules for critical data center components (generators, UPS systems, chillers, transformers, switchgear, servers).
- Facilitate weekly schedule review meetings with project teams, presenting schedule status, identifying delays, and proposing recovery strategies.
- Prepare and deliver comprehensive schedule reports, Gantt charts, progress S-curves, resource histograms, and executive summaries for senior leadership and clients.
Analysis & Risk Management
- Perform critical path analysis to identify activities that directly impact project completion dates and recommend optimization strategies.
- Conduct schedule risk assessments to identify potential delays related to weather, material procurement, labor availability, permitting, or utility interconnection.
- Perform Time Impact Analysis (TIA) to evaluate the effects of design changes, scope modifications, unforeseen conditions, or schedule disruptions.
- Develop schedule recovery plans and acceleration strategies when projects fall behind baseline timelines.
- Support claims analysis and delay documentation by maintaining detailed as-planned versus as-built schedule comparisons.
Technical Expertise & Quality Control
- Review and validate construction schedules submitted by contractors and subcontractors for logic, completeness, and compliance with contract requirements.
- Ensure schedule compliance with industry best practices, including proper use of activity codes, calendars, constraints, and resource loading.
- Read and interpret construction drawings, specifications, and technical documentation to accurately sequence work activities and identify constructability issues.
- Integrate earned value management (EVM) principles to track schedule performance, cost variance, and project efficiency metrics.
- Maintain comprehensive schedule documentation including baseline schedules, periodic updates, narrative reports, and change logs for audit and reference purposes.
What You'll Bring
- Bachelor’s degree in Construction Management, Engineering (Civil, Structural, Mechanical, or Electrical), Project Management, or a related technical field.
- 5+ years of experience in construction scheduling, project controls, or project management.
- Working knowledge of mission‑critical data center facilities and related terminology.
- Proven experience managing schedules for $200M+ construction programs with complex, multi‑trade interdependencies.
- Expert‑level proficiency in Oracle Primavera P6 (Professional or EPPM).
- Strong command of Critical Path Method (CPM) scheduling, logic development, and critical path analysis.
- Ability to read and interpret architectural, structural, MEP, and electrical drawings, one‑line diagrams, and technical specifications.
- Demonstrated understanding of data center construction scopes, including civil/structural, MEP, power, cooling, and fire protection.
- Experience coordinating or integrating schedules for power and cooling infrastructure (generators, UPS, switchgear, transformers, chillers, CRAC/CRAH units, etc.).
- Excellent analytical skills with high attention to detail and schedule accuracy.
- Strong written and verbal communication skills for reporting, presentations, and stakeholder coordination.
- Proven ability to manage multiple concurrent schedules in fast‑paced, deadline‑driven environments.
- Collaborative, cross‑functional working style across design, construction, procurement, and operations teams.
- Ability to work independently in a remote or distributed environment.
Preferred Qualifications
- Master’s degree in Construction Management, Engineering, or Project Management.
- Professional certifications such as PMI‑SP, PMP, CCM, PSP, or equivalent.
- Primavera P6 certification or formal advanced P6 training.
- Experience with schedule risk and diagnostic tools (e.g., Acumen Fuse, Deltek Acumen, or similar).
- Familiarity with construction management and collaboration platforms such as Procore, Bluebeam, BIM 360, or equivalent tools.
- Experience with earned value management (EVM) and cost‑schedule integration.
- Background supporting claims analysis, delay analysis, or forensic schedule reviews.
- Direct experience delivering hyperscale data center projects for major technology companies (e.g., Google, Amazon, Microsoft, Meta).
- Exposure to AI/ML data centers, high‑density power environments, GPU cluster installations, or high‑performance computing facilities.
- Experience working on large, fast‑moving construction programs with multiple general contractors or joint‑venture teams.
Travel Requirements
- Approximately ~25% travel for site visits, coordination meetings, project inspections, and stakeholder engagement.
- Must have a valid driver’s license.
- Travel is defined as physically leaving home on behalf of business activities including but not limited to client sites, meetings with other employees, meetings for business development purposes, running errands on behalf of the business, attending industry conferences, etc.
- Travel may involve transportation by car or plane depending on the destination and nature of the business need.
- Travel may include overnight stays and visits to active construction sites where appropriate personal protective equipment (PPE) will be required.
