Team Intro
The TikTok U.S. Data Security Corporate Real Estate team currently supports a portfolio of 13 sites, across three countries, with many future project in the pipeline. We are seeking a motivated and experienced Corporate Real Estate professional to lead design & build projects from planning to delivery. The ideal candidate will lead multiple complex projects from concept to completion and ensure smooth transition into daily operations. You will play a critical role in building the capability and standards of the Corporate Real Estate function, and will support its development and sustainability by ensuring service delivery excellence.

In order to enhance collaboration and cross-functional partnerships, among other things, at this time, our organization follows a hybrid work schedule that requires employees to work in the office 3 days a week, or as directed by their manager/department. We regularly review our hybrid work model, and the specific requirements may change at any time.

Responsibilities
- Manage all facets of project management for multiple real estate projects from concept to completion, including planning, design, construction, occupancy and closeout to meet the annual construction program for the portfolio.
- Participate, develop, and administer the company’s design, design plans, construction lists, and construction program for office construction and remodeling from planning through activation and occupancy.
- Develop and implement comprehensive budgeting and project scopes of work including fixture plans and detailed specifications for all assigned construction projects.
- Develop, implement, and drive project scheduling including specific dates for all contractor and vendor work to be started and completed.
- Present to internal leadership, cost managers, end users, and other key stakeholders for approval.
- Lead multi-disciplinary teams to appoint and manage a variety of external teams including project managers, designers/architects and MEP consultants.
- Initiate, develop, and process all consultant scopes, RFPs, awards, contracts, purchase orders and operational change order requests and invoices.
- Manage general contractors, subcontractors, and vendors through job site meetings and correspondence, including meeting minutes.
- Make project recommendations on scheduling issues and change orders to control project costs and maintain project schedule
- Initiate, develop, and process vendor RFPs, awards, contracts, purchase orders and operational change order requests and invoices.
- Track and obtain all close out documents including as-builts, guaranties/warranties, etc. to ensure paperwork and permits are completed and filled out in a timely manner
- Evaluate existing and future facilities for ADA, EHS and sustainability standards & compliance as well as ensure follow-through and documentation, where applicable.
- Develop and implement process to follow-up on each project specific request, problem, and tracking report to monitor completion dates.
- Create project reports to track all job costs, change orders, and budgets.
- Conduct regular job walk visits and inspections to verify contractor progression on projects.
- Communicate regularly and timely with, and provide assistance and guidance to departments regarding planning and construction dates, and current and past issues
- Assist in developing capital budgets for new sites and remodels based on historical records, key business insights, and market benchmarking.Minimum Qualifications
- 4+ years in corporate real estate construction, with a track record of successfully delivering interior office projects, from inception to ready-to-occupy.
- In-depth knowledge of architectural or engineering design and trades.
- Advanced knowledge of IT, AV, and Security infrastructure, including hardware specifications.
- Demonstrable ability to read and interpret commercial office leases and construction documentation as well as knowledge of building products, construction details and building engineering systems (mechanical, electrical, plumbing and fire protection).
- Knowledge of the principles and practices of office construction and ability to effectively analyze factors concerning reliability, cost, quality, best method, scheduling, and safety.
- Demonstrated leadership and adaptability when facing unique challenges encountered on projects.
- Ability to work onsite at one of our USDS office locations up to 5 days per week.

Preferred Qualifications
- Strong design acumen, and advanced change management and project management skills.
- Highly influential and ability to flex leadership style according to the situation, from hard-charging execution to influencing internal and external constituencies requiring careful maneuvering.

- Ability to travel as required (approximately 60% - 70%), both domestically and internationally as project needs arise.
